You should also be aware of the absorption rate, which refers to how many homes are on the market and how long it would take to sell all of them. In April 2022, the absorption rate was 0.9%, meaning it would take 27 days to sell all of the homes on the market. However, in April 2023, the absorption rate was 1.4%, which would come out to 42 days on the market. This is an increase of 15 days, which also indicates an increase in inventory on the market.

Lastly, let’s examine the average days on the market. In April 2022, homes stayed on the market for an average of 25 days, while in April 2023 it was 42 days. This means homes are on the market an average of 17 days longer, which is a substantial increase.
